2024 Market Forecast

Is 6.5% the New 3%?

In response to last month's reduction in interest rates to 6.5-6.75%, we are witnessing the emergence of what appears to be an early spring market. Many individuals who had postponed their plans to make a move last year, influenced by the 8% interest rates, are now realizing that accepting a 6.5% rate is worthwhile in exchange for a home better suited to their needs. Lawrence Yun, Chief Economist of the National Association of Realtors, predicts that mortgage loan interest rates could remain steady in the 6% range throughout 2024.

As a result, consumers who had wanted to buy last year but refrained are now entering the market with full force at the beginning of this year. This pent-up demand is leading to numerous bidding wars in an already low-supply market. The prevailing buyer sentiment is that the spring/summer market will present even more challenges as additional buyers enter the market, intensifying competition for homes and causing further increases in home prices.

Despite inventory levels remaining extremely low in DuPage County (1.1 month supply – see graph), it appears that more sellers are recognizing that it's a favorable time to sell. I am consistently observing a growing influx of new listings. The key on the buying side is to be prepared – ensure that all your financial aspects are in order before you commence your search. Waiting to find the house first and then scrambling for a plan may prove either too late or psychologically rushed to make a competitive offer. Currently, I am observing bidding wars with zero contingencies and prices exceeding the asking price by $75,000. Feel free to reach out if you have any questions about this early spring market.

Tazo - Glazed Lemon Loaf Tea

This Tazo tea is a such a treat and a healthy one! It’s a win win. I love to have a cup at night. It’s great on its own but I like to add a splash of milk to make it a little creamier. It’s delicious and perfect on a cold winter day or night.

I have been living in this cozy sweatshirt that is a dupe of the Lululemon Scuba hoodie. Its cute, comfy and less than half the price and I actually like it better than my Lulu one.

Chicken Tortilla Enchilada Rice Bake

This Half Baked Harvest Chicken Tortilla Enchilada Rice Bake is a delicious and warm winter meal. It’s great because it cooks and bakes in the skillet so there are less dishes to wash. It’s easy, yummy and makes enough to have leftovers, warm it up and throw some fresh chips on top.
